ANNOUNCES IT'S 2005 MOST PRESTIGIOUS ADDRESS AWARDS
With all of the hype and advertising invested by Developers promoting their developments
along with the support of the local press, it become very difficult for non-industry
insiders to get a valid perspective on what's hot and what's not in the city.
With so many developments coming on stream, the positioning changes frequently. We intend
to bring you updates on these Awards more frequently however, at present I feel that our
Annual Awards prove sufficient.
The categories for these Awards include True Luxury Residential Developments, Luxury or
upscale condo residences, Top Loft Development, through to the Top First Time Buyer sites
in the city.
Last year, the standout True Luxury Residential Development was The Hazelton in Yorkville, for it's
uncompromising location, quality developer and visionary concept from design to
application. Priced out of my league, and located away from my preferred area of Forest
Hill, I still say that this is one of the more desirable new addresses that the city has
to offer.
2005 Award Winners
TOP TRUE LUXURY RESIDENTIAL
DEVELOPMENT 2005 "ST. CLAIR ON THE
AVENUE"
This year we have another standout development and it's
located in the absolute heart of where I want to live, right on St. Clair Avenue just east
of Avenue Road and nicely away from where the busier Yonge and St. Clair corridors meet.
St.
Clair on the Avenue is an intimate collection of stately residences fitting for the
most discerning purchaser in search of "the best"! I was so impressed with it
that I purchased one on my initial visit. Obviously, others are catching on fast as a
couple others have already sold but there is still an excellent selection of the most
impressive condo residences that I've seen in the city for a very long time.
Comparable residences on the market are running in the $800+
per square foot range. With St. Clair on the Avenue's prices hovering just over $500 per
square foot to around I say it's the Best Value in the True Luxury Market in Toronto
today!
TOP LOFT DEVELOPMENT 2005 "TIP TOP LOFTS"
Context Developments, one of the city's premier developers who have developed most of the
top loft sites in the city, including District Lofts, Radio City, Kensington Lofts, MoZo, Home, amongst others have really
set the bar high in converting the prestigious and Historic Tip Top Building on the
Lakefront into a residential address to be reckoned with.
Prices for remaining suites start in the $450/sq.ft. range and run up to the mid $600's
per square foot. They have a number of excellent penthouses remaining but are pretty much
sold out of smaller suites.
TOP HARBOURFRONT DEVELOPMENT 2005 "WATERCLUB"
The Waterclub, developed by
Kotler Developments stand apart from most newer developments in the area. Architecturally
refreshing this three tower development is sold out in phase I and phase II with a ton of
happy buyers. I have clients who purchased in Waterclub and they are extremely happy.
Azure, the third and final tower has units remaining in the $300+/square foot range facing
the city and $425+ with great lake views. Parking will run you $29,000.
TOP YORKVILLE DEVELOPMENT 2005 "THE HAZELTON"
Once again this year (I announced it as # 1 last year when it originally launched) based
on location, developer, appointments. Although a couple close contenders appeared this
year (Regency, 1 St. Thomas, 10 Bellair), The Hazelton, to me, stands heads and
shoulders over the competition providing you can handle $1,000/sq.ft. and minimum suite
sizes of 2,250 square feet (do the math).
TOP ST. LAWRENCE MARKET
DEVELOPMENT 2005 "LONDON ON THE ESPLANADE"
There has been a lot of pent up Buyer frustration in the St. Lawrence Market area as
development permits have been hard to come by although they loosened up earlier this year
granting Cityzen Developments a permit to convert the existing parking lot at the corner
of Scott Street and The Esplanade to accommodate two towers, one 35 floors (penthouses
pending approval) the integrates nicely with the glass facades of BCE Place, etc. and the
other an eighteen storey midrise to integrate with the lower brick style construction
style inherent to the eastern Historic side of the city. The two tower will rise from a
four level poduium housing the lobby and security and the amenities as well as a limited
selection of two level lofts.
Sales have been extremely strong but a decent selection of good suites still remain so
contact me right away if your are interested in the area or this quality development.
TOP ENTERTAINMENT DISTRICT DEVELOPMENT 2005 "THE HUDSON"
The Hudson proved a genuine treasure
last year offering fully upgraded residences with nine foot ceilings, granite countertops,
engineered hardwood flooring, marble bathrooms, etc. at prices competitive with most of
the lesser developments in the city who make you upgrade you suite later buying now with
lower finishes.
The Hudson has only a limited number of good suites left but do have a couple larger units
up high and penthouses. Great Gulf Homes is a solid Toronto developer with a longstanding
reputation for delivering value and quality.
TOP KING WEST VILLAGE DEVELOPMENT 2005 "D.N.A."
DNA proved be the better
"Value" development in the city as well as the best development in the trendy
King West Village where lofts are relatively plentiful in the $300 per square foot range.
Canderal Stoneridge is another quality Toronto developer. They are doing College Park, a two high rise
tower project at College and Bay have delivered two quality Humber Bay Shores
developments, the Waterford and Newport Beach. Accustomed to
delivering top quality finishes at a surprising price point, Canderal Stoneridge stands
high in my hierarchy of local developers but this is not to suggest that you should ever
go directly to their sites without me.
TOP CENTERTOWN DEVELOPMENT 2005 "THE MET"
The Met is a two storey high rise and
townhouse development by Edlican, a company that draws it's history from building condo
buildings for entrepreneur developers (who don't build their own stuff) so you can rest
assured that you are buying quality.
I recently purchased some of the best priced downtown condo units in this development
which is located just east of Yonge Street on Carleton. They have not released the second
tower or townhouses yet so if you are looking for good value downtown contact me and we'll
arrange to show you this one along with all of the true competitors all in about an hour
or so.
TOP INVESTOR DEVELOPMENT 2005 "CITYPLACE"
Cityplace has proven itself a
phenomena in Toronto. I was slow to buy into the concept of converting the old railroad
lands south of Front Street into residential development and I was moreso concerned about
an out of towner company "Concord Adex" from Vancouver (I was fully aware of
leaking condo headlines in Vancouver and national papers).
I don't put my clients into speculative investment opportunities without some level of
confidence about the developer. A condo built in a great location by a poor developer is a
headache so watch out tying in generic real estate thinking into the unique niche of
"condo".
Well, with a half dozen built and sold out buildings, and the old railway yards taking on
a life of their own, I've got to hand it to Concord Adex for it's vision, and expertise in
delivering "true value" residential alternatives to this city.
Their most recent release, N1 and N2 each sold out in days! If you are
thinking of City place (or any for that matter) investment be sure to contact me first as
I have "insider" knowledge that you will want and not get elsewhere.
TOP UPCOMING DEVELOPMENT 2005 "THE RITZ CARLTON AND/OR
100 YORKVILLE AND/OR HUMMINGBIRD CENTRE AND/OR . . . ."
This Award is based heavily on expectation as the field is quite deep and varied. The Ritz Carlton obviously
introduces a certain standard of expectation and any residences built into such a venue
will certainly garner international recognition.
100 Yorkville is a very strong contender. Developed by the same people that did One Post
Road (very nice) and factoring in it's Yorkville location.
The Hummingbird Center is launching a 50 Storey Residential Tower on the south corner of
the theatre lot. Details are uncertain at this time but it is something worthy of
considering if you are contemplating a downtown east side move in the near future.
Monarch Developments has purchased the lot immediately south of Tip Top for a residential
tower. Information has not yet been released.
All of this just shows you that you really must have all of the facts before jumping into
this game. I'm here seven days a week fifty two weeks a year (usually) to make sure that
all of this needed information is available to (only some of which can I make available
