ME? If you were called into court to protect yourself against a ridiculous, or not so ridiculous claim against you by someone would you use a lawyer? Would you use the Plaintiff's lawyer? Of course not! Why then, would you enter into a professional negotiating arena in a large average sale industry (the average condo today in Toronto is in the $200,000 range) without professional council? The professional Purchaser's Agent relationship consists of a great deal more than negotiations although emphasis must always be placed on the pivotal role a professional negotiator can play in purchasing your condominium. There is always the selection of the condo (development), the location, the selection of the "unit", its location with respect to elevators, garbage chute, etc. Knowing what views can be expected ahead of time saves lots, and lots of waste in time, energy and expense traveling around looking at unqualified properties. With a Purchaser's Agent you enter into a relationship of agency which means that all "Fiduciary" responsibilities are owed to you by your Agent which means she/he are obligated under law to treat you absolutely different than if you call up a Realtor advertising a condo. You must remember that that Realtor works ONLY for the Seller and NOT for you. A level playing field is achieved only when you have your own Purchaser's Agent possessing an intimate knowledge of the market, industry, buildings and units therein working for you. My services are FREE to you. We will spend a short interview enabling me to thoroughly know what it is that you are looking for, what is important to you and what features or amenities you are looking for. Under our Purchaser's Agent Agreement I will then search out every condominium that meets your specific criteria. I will not attempt to influence your buying motivation . . . this is not what you are retaining me for. Quite on the contrary I do not attempt to sell you on anything. My job is to get you the information through which you can make knowledgeable, informed decisions. I will give you my professional opinion where called for but never, never any pressure from me. This gives my clients an added element of comfort and confidence. I won't let you make a bad decision but will not attempt to influence your decisions in any other way. You know what you want and you certainly do not want your Purchaser's Agent trying to influence your buying decision simply to get paid. The formula is quite simple . . . . I do all of the leg work to find all of the product that meets your criteria and work with you to present the selection of properties that do match your criteria in the comfort of your own home/office on your computer screen. When we have narrowed down the field we will then inspect the premier choices together (new condo sites included). If you decide on one of these condos we sit down and draw up a Purchaser friendly (and legally protective) Offer of Purchase and Sale leaving the face to face negotiating up to me to insure that you get the right property, at the right price with the least inconvenience. |
