QUALITY TOWNHOUSES ARE HARD TO FIND IN TORONTO BUT HERE’S A FEW IMPRESSIVE LEASIDE FREEHOLD TOWNHOUSES

One of the high demand residential alternatives in Toronto has long been Freehold Townhouses. With over 30,000 “Hits” Per Day!, I receive dozens of requests for these elusive creatures and usually have to take my clients out to Humber Bay Shores where there is a respectable selection, as long as you can handle the commute.

I call it elusive as it is quite difficult to find them any more and when they come on the market they are like ghosts, (here on minute and gone the next).

Forget about the $300,000 freehold in Toronto! That will buy you a “stacked townhouse” usually consisting of three individually titled residences, “stacked” on top of one another with the relative sense of being one townhouse.

You will find one “below grade” (basement) residence. It’s beyond me how anyone will buy and live in a basement but basement dwellers obviously are out there as they all get purchased and lived in. I have yet to represent a buyer of these as my personal view is that they are at minimum challenged when it comes to resale. You will then get a ground one level above that unit and then a two level top floor unit.

These “stacked townhouses” do not have elevators thus each resident of the top unit has a walk up with groceries. Again, they are not my personal favorites nor do I see them, in general as premier investments. If you desire is to avoid elevators and higher density these represent an alternative that many people obviously enjoy so please don’t let my biases interfere with your logic.

I have been hunting for a quality townhouse community for a client recently and rediscovered The Town Houses of Leaside, an impressive collection of seventeen private Freehold Townhouse residences. I discovered them a short while back and just returned to find that they are almost sold out!

They start in the low $700’s for spacious 2,300+ square foot three level townhouses with quality appointments, nine foot ceilings on each level, a very impressive appointment package (I need not emphasize the great location to Torontonians), two car parking all at a very impressive price point.

In the downtown core, from St. Clair area to the lake, a Freehold Townhouse will run in excess of a Million Dollars. Leaside is a very nice neighbourhood in the city in an excellent access to downtown area.
