MONTHLY CONDOMINIUM FEES

projected to be 60 cents per square foot per month.   This includes heat, hydro, water, air conditioning, cable TV, 24 hour security and concierge, building management and onsite superintendent, indoor PATH connection, building insurance, and reserve fund contribution.   A seperate fee will apply to 'parking licences' to offset the related operating costs ($50 month)

CONCIERGE
24 hour professional Concierge Service in the King Street lobby provides security, reception and approval of visitors, receiving couriers and deliveries, and co-ordinating tradesmen.

GYMNASIUM & ROOF TERRACE
On the 35th floor - offering an excellent lakeview - there will be a well-equipped gymnasium and recreational facility, including hot-tub (dramatically positioned right in the glass "nose" of the tower), treadmills, rowing machines, "stair-masters", stationary bicycle, weights and "swimming tank" (with adjustable current).   On the roof will be a landscaped terrace with barbecue.

GUEST SUITES
More than just a "room with a bed", the guest rooms include a kitchenette and washer/dryer.   A "user fee" of $75/night will cover cleaning, linen, toiletries, etc. (....perfect for out-of-town guests, clients, and in-law).

PARKING AND VALET SERVICE
Indoor parking is available onsite by means of a permanent "parking licence".    The parking valet will park (or direct owners) as most efficient to accommodate vehicles.   Vehicles enter a covered, brightly-lit courtyard off Melinda St. at the south of the building, and are transported by elevator to the parking levels.   For convenience and safety, the courtyard features a unique and easily operated vehicle turntable.

PRIVATE LIMOUSINE
Residents will enjoy the service of a classic, private "house limousine".   This feature will be particularly useful for airport runs, theatre evenings, shopping pick-up, special client meetings, or impressing guests!

UNDERGROUND PATH CONNECTION
The developer intends on connecting the building with Toronto's exxtraordinary underground PATH system, providing climate controlled access to virtually every significant building and activity in the downtown core, including all the major bank and office towers, the subway system, City Hall, Eaton Centre, thousands of shops, resaurants, theatres, Union Station . . .even the Air Canada/Maple Leafs/Raptors arena.

ELEVATORS
Two high-speed passenger elevators may be activated by the following methods:
          1.  Concierge - the front desk concierge may override the elevator by remote control;
          2.  Security fob - individually programmed electronic fobs, when applied to a panel within the cab, will automatically dispatch the elevator to the resident's floor;
          3.  Voice recognition - elevators are programmed to recognize the voice pattern of each resident, an especially convenient feature when one's arms are full of packages, or your key fob is still sitting on your dresser upstairs. 
There are no traditional "floor" buttons in the elevator; unless one belongs in the building . . . . as a resident or approved guest . . .  you're not going anywhere!

MECHANICAL SYSTEMS
Heating and air conditioning is centrally generated with seperate thermostatic controls in each suite, which can be operated year-round to suit the resident's preferred interior climate.
The heating system will be connected to the municipal steam plant operated by the Toronto District Heating Corporation, thus significantly reducing onsite mechanical systems, maintenance, and replacement costs.   Similarly, chilling will be supplied by TDHC through water pumped from the bottom of Lake Ontario.   Compact "exchangers" in the basement of 5 King will replace the traditional large boilers and chilling plants on the roof, thus also reducing vibration and noise.    Fan coil systems will be mounted in each suite in a hollow plenum above the washroom.   Filters are changed regularly by building maintenance staff.    Humidifiers and electronic air cleaners may be added to the individual ventilation systems.

TECHNOLOGY
5 King West will be pre-wired with a high capacity "electronic backbone" allowing residents to connect multiple telephone and communication lines, including high speed internet access, remote VCR, and video connection with the concierge desk to preview visitors.   The developer is in the process of developing a customized website and ethernet . .  turning the entire building into a local area network with a wide selection of software and services.   An "in-house techi" will work with residents to design and pre-wire customized systems, including built-in stereo, home theatre, custom lighting, remote access and enhanced security.

PRIVATE LOBBY BAR
In the tradition of the grand apartment/hotels of the turn of the last century, residents will have the use of a private - a fully liceced - bar/cafe located right at the King Street entrance.   Enjoy the morning paper, juice and croissant (while your colleagues are sitting in traffic), and stroll home from the theatre for a cappuccino (instead of shelling out for "special event" parking rates).   The facility is owned and operated by the condominium with menu prices set at "break-even".
