 Welcome to simplymansions.com, Toronto’s first and only "true" Buyer’s Agency site for Toronto’s most prestigious residences and estates. Many of you know me from having pioneered digital real estate to facilitate Hong Kong residents purchasing Toronto area condos in the late 1980’s and early 1990’s.



Many don’t realize that we also carried a heavy contingent of Luxury Homes on our CD-ROMs as well although, at that time we were representing Sellers through an affiliation with Harvey Kalles Real Estate Ltd., who had me produce 30 second videos of their listed luxury homes in an attempt to help them "sell" them.

My web sites simplycondos.com and simplymansions.com are a continuation of our almost 30 years in digital real estate marketing however, my expertise today focuses exclusively on assisting Purchasers to identify, select, and negotiate the purchase of luxury homes throughout the Greater Toronto Area (as opposed to representing Sellers).

Toronto is unique as a major cosmopolitan city in that it is a living park into which a city has been integrated. No other major city offers the magnificent tree filled streets, ravines and walkways that Toronto does at almost every turn all integrated into a sophisticated urban core of what constitutes a major metropolis.

No other city has such prestigious and magnificent green areas filled with estate homes so close to its financial core as does Toronto. I personally specialize in the purchase of homes in Rosedale, Forest Hill, Upper Bayview areas. There are other niche pockets of spectacular homes and keep informed as much as possible but if you are looking for something in the $1,000,000 and up price range in Toronto, the odds are very good that you will find it in one of the three main areas that make up this site.



The absolute last thing that you want to do when purchasing a home anywhere in the world, is to deal directly with the Seller’s Agent! It is absolutely imperative that you use your own Exclusive Buyer’s Agent as he/she takes on the exact same legal obligations as those taken on by the Sellers Agent (to protect ONLY the interests of his/her "Client" - all others shall be dealt with as "Customers").

Making a smart "Buy" is dependent upon getting off on the right foot and that is done solely by having your own Exclusive Buyer’s Agent. A professional Buyer’s Agent will know the "in" and "outs" of the local market and have no Listings of their own as they will be inclined to promote their Listings over others. When considering buying always ask the Realtor if they "Lists" properties because if they do they at best may end up requiring that you change your "Buyer Agency" status to that of Dual Agency which requires that they "fully disclose all pertinent facts to the Seller". If you have told them deadlines or any other confidential details, they are legally obligated to disclose them to the Seller. You don’t want to negotiate from this type of a disadvantaged position. You have absolutely got to have your own professional Buyer’s Agent!

In Toronto, that is me! I don’t know of another Exclusive Buyer’s Agent in that all other Realtors that I know "List" properties for sale. If you "List" properties for sale, under law you cannot be an Exclusive Buyer’s Agent as one of your buyers might end up interested in a property listed with you which then constitutes DUAL AGENCY which means anything confidential on your side MUST be shared with the Seller.



Trust that we have the most sophisticated access to ALL Listings in the City and can send you detailed information in comparable depth to any listing agent advertising a property (this is all part of our professional association).

More importantly, we’ll send you ALL comparable SOLD information in the area (a disclosure not owed by the Seller’s agent and actually may constitute a breach of their obligations to their client). A Seller’s Realtor holds the legal obligation to protect ONLY the interests of his/her client and to treat all buyers as "Customers" with an obligation of ONLY telling the truth. Obviously disclosure of non-flattering facts would not constitute protecting his/her client’s best interests in attracting Offers so this type of information is seldom forthcoming (even when requested).

Rest assured that my two decades of negotiating skills consistently show identifiable results and save you money. Best of all, my services are FREE to you (I’m compensated by the Seller’s Agent for "co-operating" even though I ONLY work to protect your (Buyer) position.
