CHURCHILL PARK INTRODUCES OPTION TO INCLUDE ELECTRICITY IN YOUR PARKING SPACE FOR ELECTRIC CAR

I’m impressed whenever I see a developer take any initiative that benefits the buyer, over and above delivering the “minimal standard” once the 10 day rescission period is over. It’s refreshing too, that Tower Hill Developments are the developers behind Churchill Park Condos in Forest Hill just below St. Clair Avenue at Spadina.

The development is called Churchill Park because it is right across the street from, you guessed it, Churchill Park. A gem of green space that runs through Toronto’s prestigious Forest Hill neighbourhood clear down through Rosedale, (another of the city’s prestige residential communities).

With only four suites per floor, this low density, high end residential community is, in my books, the number one residential community in Forest Hill right now. Fifty percent of the homes have unobstructed views over the park! Still in the “presale” stage, Churchill Park offers uncompromising finishes and appointments such as; 9 ½ foot (smooth) ceiling heights with solid core doors, granite counter tops throughout, hardwood floors and all the luxury appointments you would expect in a true luxury building.

I should confess, I bought my future residence in this building. I intend to enjoy winters in Florida and am therefore comfortable downsizing to a smaller two bedroom, (1,250 sq.ft. approx), in this very high end, (exclusive), residential community.


I was at the site just a while back and saw that construction had just gotten started (Nov ‘8) so occupancy should be in 20 – 24 months or so. They had a limited but good selection of suites still remaining, (they had to have 65% sold to start construction), and they actually still have one of the suites that I purchased, “Knightsbridge”, still available on the 10th floor priced at $860,000.00. Not for everyone but if you are really looking for low density, (this is the most important consideration to me as I hate elevators and lobbies), and high end quality, design and appointments, a minimum of research will show you that $700 per square foot anywhere in Forest Hill is extremely competitive pricing!

The majority of residences in this community are larger in square footage than the Knightsbridge model ranging right up to over 2500 square feet (it’s getting late to modify). They still have a limited selection of nice suites remaining so if you are looking for a quality condo to call home in Toronto or even as an investment, (really the buyer for this condo right now is more likely than not, an end user).

These prices are nicely cost justified looking at The Avenue which is right down the street east along St. Clair at Avenue Road and One12 St. Clair Avenue west, both with sales over $700 per square foot. Of the three condos I would say Churchill Park is the superior location.
